They are like some kind of cabins with a porch. Spacious cabin with private bathroom, shower and large comfortable bed. Also a space with sofas and a table with coffee and tea available. They are located in a privileged environment with views of Lake Sevan and a private beach. Very relaxing and recommended stay.

A nice budget calm hotel in the centre but a few buildings away from the main street of Sevan. They have also a farm with happy chickens, rabbits and cows.
The owner is a very interesting person with who you can discuss a lot about any topic.

The view, the location, the people working there - everything was nice.
Room was basic, a little renovated, clean, beautiful balcony with amazing views (we even sunbathed there for a few hours when the wind calmed down).
Staff greeted us nicely, do not expect high-end service, it is simple, basic, and good enough for us.
We were the only overnight guests and were given a proper thunderstorm at night, which was amazing to watch through the window.
Few tips:
If your morning starts with a coffee , order breakfast. Otherwise, you will wait for the restaurant to open a little after 9 am to get it. There are no kettles in the rooms.
If you are staying not in July or August, bring warmer clothes for sleeping. Daytime was hot, at night temperature was about 10 degrees, and room was colder than outside. We asked for extra blankets but still slept with pants and hoodies + woollen socks, and our noses were still frozen.
Have dinner at the restaurant, food was basic, but delicious and we liked the lady working there, she was great.
Check in early, so you can enjoy the place.

A very beautiful place to visit if you're already in Armenia, but I wouldn't recommend making a trip solely for this destination. Keep in mind that selecting your lodging, hotel, or entertainment options carefully is important, as your choices can greatly influence whether you have an excellent or disappointing experience during your stay. Have Cash with you, Credit Cards won't come handy there and there aren't many ATMs around

Very interesting place.
Very interesting place. The views of Sevan lake are stunning and the personnel is nice and accommodating. However you must be prepared for the neglected state of the property, it looks it was not renovated since it was build in 1963. I have a sort of nostalgie for Soviet life style. If you have it as well or want to have first hand experience, this is the best place for that.

We did not visit Sevan (city), but some spots around Sevan lake. Armenia offers a number of places that are really majestic: the view on the lake, with the snowy mountains in the background, and the Sevanavank monastery, all within strong winds... The monasteries closed to Dilijan are also very beautiful, in the woods, surrounded by mountains... We visited also the monastery of Hayravank, and the (huge) cementery of Noradouz - all places I recommend to stop by. We did this trip in an afternoon, with a driver recommended by the Hotel Lavash.
It was definitely too cold to swim in the cold (we even had a small snow storm that covered the beach in a few minutes... :) ), so i cant say much about this!

The village is 5km from the shore, you have to get a cab to get to the peninsula.
When at the shore, everything is overpriced with very few options to eat. Do not expect to get breakfast before 10am and spend from 5€ to 10€ per person for some cheese, bread, eggs ans coffee.
The lake is gorgeous but you'd rather skip a stayover.

The lake Sevan is one of my favorite places to stay in Armenia. Although the weather here may be challenging, but this is what I like the most :) You can get burned under the sun, while get cold in the shadow. This is what you should expect form a lake situated at an altitude of 1900m above he sea level.
The Lake Sevan is one of the top tourist attractions you may not want to miss during your trip in Armenia. The Sevan waters have all the palette of blue and green colors, depending on the season and time of the day, from crystal clear azure to mystic dark blue.

Lake Sevan is breath-taking in itself and driving around it was the best thing we did in our week in Armenia. There are lots of areas around the lake with beautiful trees. They just started to show autumn colours and with the sun shining on them, it was a scenic drive we will remember for a long time. There also a few 13th century monasteries and old cemeteries that are interesting to visit.
It has one of the best, if not the best, locations at Lake Sevan, be prepared to run out of breath before reaching your room! The building has a great history which adds more value to the place.
There is a room with a ping pong table which I ignored until we were leaving.
The restaurant and the balcony from our room had an amazing view!

I would definitely stay here again and recommend the place, knowing what to expect.
Great location on the Sevan island, close to Sevanivank Monastery. Nice house with great equipment, all you need for vacation. Maybe bathroom needs a bit of improvement, shower curtainor or doors would be useful. It had heater, which is important if you come in March as we did. I believe in the summer it is a magical place, since it has a great terrace and closed territory, so you can have nice BBQ party there with no one disturbing you.
Rosa is a super host and her house is one of the loveliest in Armenia! The garden is beautiful and from our room we had Sevan lake view! Rosa's home made ricotta at breakfast was the most delicious ever! We shared the common space upstairs with two other rooms and enjoyed to drink tea together. The village is small and quiet. Ideal if you want a few days of rest away from the summer crowds :)
Nestled near the picturesque Sevan Lake, the cottage is clean, cozy, and comfortable. It is perfect for escaping from the hustle and bustle of everyday life. The hosts are friendly and hospitable. You can find all barbecue and kitchen amenities, including a kettle, a dishwasher, an oven, etc. There is also a cozy fireplace for cooler evenings.

Very spacious room, very comfortable bed, The decoration of the house is very warm and relaxing. The bed is really really comfortable like five star hotel. All the facilities work really well. If you are looking for some accommodation near the Sevan lake, This house will worth every cent you paid for.
Sasha was very friendly. He was just opening the hotel and we suddenly arrived! He made everything ready as soon as possible. The fish was fresh and also the breakfast was awesome.
Location is perfect, just next to the beach. I was happy and I recommend if you are looking for a value for money stay.

The only difference from 5-star hotel I can find is a lack of an AC unit and coffee machine, and the room would be a bit more spacious. But otherwise, everything is great.
Great value for the price and amazing view on Sevan lake right from the room window-wall. There are some activities right at the hotel: kicker, ping pong, shooting, zipline above the lake. The hotel yard and beach are very cutie and green. Will come again!
The staff were incredibly helpful, going out of their way to help us whenever we needed it. The hotel is new and in very good condition, felt more like a palace. We loved our time there and would definitely recommend staying here if visiting the area.
The location near the road and also close to the Sevan lake. Large territory, individual parking near the room entrance. The breakfast was good (some local cheese/ham, omelette with tomatoes, bread/butter/jam, tea).
The position of the property is stunning! Right on the lake and with a little beach area perfect to spend the day relaxing. It’s also close (20min by car) to the Sevan Writers’ House and Sevanavank Monastery.
Orsetto is a very nice and comfortable place next to the lake. The room was actually very big, bed room, living room and bathroom. The breakfast was very good. Highly recommended this place.
